30 Chepstow Road was bought at auction, for cash, with Garage 112 included in the lot. The flat is share-of-freehold, transferring on completion, which makes the lease extension considerably cheaper than a statutory extension on a purely leasehold flat.
Four refurbishment and ARV scenarios were modelled, ranging from a £35K refurb against a £220K ARV up to a £40K refurb against a £240K ARV. A&G is progressing with the higher-finish £240K target, on the basis that the uplift in sale price outweighs the additional refurbishment spend.
