The deal, start to finish

Acquisition

30 Chepstow Road was bought at auction, for cash, with Garage 112 included in the lot. The flat is share-of-freehold, transferring on completion, which makes the lease extension considerably cheaper than a statutory extension on a purely leasehold flat.

Scenario analysis

Four refurbishment and ARV scenarios were modelled, ranging from a £35K refurb against a £220K ARV up to a £40K refurb against a £240K ARV. A&G is progressing with the higher-finish £240K target, on the basis that the uplift in sale price outweighs the additional refurbishment spend.

Full financial detail on this deal, including the cost breakdown, margin analysis, downside modelling and the health checks applied to every A&G acquisition, is available on request. Register your interest or contact us directly at property@ag-renovations.co.uk.

Status

The deal is in legals. Share-of-freehold transfer confirmation, an asbestos survey and a Fire Risk Assessment are all scheduled ahead of completion. Refurbishment begins the day keys are handed over.
