Our Strategy

We only buy where value can be created, not just paid for.

Every deal has at least two levers we can pull to raise value. Buying for cash lets us move quickly on the right stock. Doing the refurbishment ourselves lets us control the three costs that decide whether a deal works: labour, materials and time.

Acquire the right stock

We target short-lease flats, repossessions, probate sales and uninhabitable properties, where the seller is motivated and the market is thin. Cash purchase means we move fast, close on our terms, and avoid mortgage-driven timelines.

Extend the lease

Where the lease is short, we extend it. A statutory 90-year extension on a flat with under 80 years remaining is often the single biggest value uplift on the deal, and one that most buyers won't or can't do.

Reconfigure the layout

Rooms that do not work for a modern buyer get redrawn. Two-bed conversions, dual-aspect living space, better circulation, an en-suite where the layout allows. Small re-planning moves change how a flat feels far more than their cost suggests.

Fully refurbish, in-house

Bathrooms, kitchens, electrics, plumbing and decoration are all delivered by our own team. We are not an investor paying a builder. We are the builder, which is what lets us hold cost, quality and programme where an outside investor cannot.

Sell into the whole market

We present each finished property with agent-ready photography and clear compliance documentation (Gas Safe, electrical, warranty). Priced against local comps and aimed at first-time buyers, to sell within 8 to 12 weeks.

Recycle the capital

Proceeds from each sale roll into the next acquisition, two deals at a time at present. No over-leverage.

The Market Gap

We deliberately buy where the crowd cannot follow.

Every property we target is unmortgageable at the point of purchase, whether through a short lease, poor condition, probate or repossession. That one fact removes most of our competition. First-time buyers cannot borrow against them, chain buyers cannot proceed on them, and most investors are not set up to fix them. A cash buyer with its own renovation team has this market largely to itself.

Once the lease is extended, the layout reworked and the refurbishment finished, the same flat is mortgageable and ready to move into. That opens it to first-time buyers, the largest and most active segment of the UK market, with a clean legal pack and nothing left to do. We buy where competition is thin and sell where demand is deep.

Skin in the Game

Around £500,000 of our own capital is already at work.

Both current projects, 27 Cotelands and 30 Chepstow Road, are 100% cash funded from A&G Renovations company funds. Acquisition and refurbishment across the two deals comes to roughly £500,000. The full risk sits with us.

We intend to open co-investment on future deals only once these two have sold and proved the model, and we will continue committing our own capital to every deal alongside anyone else's.

Property investing has no shortage of promoters who take an arrangement fee and move on. We spent over a decade renovating London homes for paying clients before we bought our first property to sell, and we fund every deal ourselves before asking anyone else to come in.

Andrius founded A&G Renovations in March 2014 after three years working as a self-employed tradesman in London, specialising in tiling before expanding into full bathroom and kitchen renovation. He started the company with limited funds and no outside investment. It now runs an in-house team of around fourteen people.

Alongside the trade career he studied Business Administration and Management at Anglia Ruskin University, including an international business semester at DHBW Baden-Wuerttemberg in Germany. That combination of site experience and formal business training is what shaped how A&G operates, and it is the same discipline applied to the property arm.
